Real Estate Development using Property Options

Many suburban residential properties in the main capital cities have the potential for development such as the construction of two or more townhouses, duplexes or apartments, to add to or replace the existing dwelling. If a development permit is approved then the site becomes more valuable.

 

Obtaining a development permit can be a lengthy and costly process. MaxPriceMyHome is familiar with the process and can assist in many ways.

 

One way, typically, is to enter into a Property Option agreement with the Owner(s) where we agree to pay a higher price for the property in return for time.  Within this timeframe, typically 18 months to 2 years, MaxPriceMyHome obtains the requisite permits at its cost and then settles on the property at a price higher than what the property is currently worth. This higher price is agreed at the start and is set out in the Property Option agreement.

Preliminary Feasibility Report

A Preliminary Feasibility Report sets out the planning possibilities for a particular residential site. The Reports conclude with an assessment of the financial benefits of developing a site. At $1,495 it presents great value.

 

The Reports include the following:-

 - pre-discussion by phone with Council about the site (basic but sometimes necessary) 

- investigate nearby similar developments (both approved and refused) 

- suggest type/style of design based on applications that have been approved or in local character

- development options, layouts and design 

- approximate cost of construction of the development option(s)

- estimated selling price of the completed development

  • approximate financial benefit to the Owner(s) by comparing profit from sale of completed development to a sale now

 

The cost of this study is $1,495 and can be completed in 7 - 10 days time.

We believe that such a study will be of considerable benefit by presenting the options for developing a property, at this point in time. This allows the Owner(s) to make more informed decisions.

 

Real Estate Finance

Distressed Properties

A distressed property is a property where the Owner(s) are having difficulty meeting their financial obligations and are keen to find a way out, although Owners are sometimes so distressed that they cannot see their way clear to a resolution and need external input. Often the property is not on the market as the Owner(s) are having difficulty in trying to unravel the situation because of the loss of a job or divorce or impending legal actions. Debt Consolidation

Debt consolidation is a form of debt refinancing that involves taking out one loan to pay off a number of other loans. The process can secure a lower overall interest rate to the entire debt facilities and provide the convenience of servicing only one loan. A typical example might be a family with credit card debt, two car loans and a large medical bill. If the family has a small mortgage with a large amount of equity in their home it may make sense to increase the mortgage and pay off all other debt. A word of caution, debt consolidation should not be used on a regular basis as a means of paying off credit cards, paying for holidays etc. It is best used as a once off means of consolidating debt where there has been an unusual and unforeseen change in financial circumstances.
